<p>CEO&#8217;s had hung their stockings by the chimney with care</p>
<p>In hopes that Uncle Sam would soon be there</p>
<p>Struggling homeowners tossed and turned in their beds</p>
<p>While visions of loan modifications danced in their heads</p>
<p>And Pelosi in her Kerchief, and Barney Frank in his cap</p>
<p>Had just adjurned congress for a long winters nap</p>
<p>When out on Wall Street there arose such a clatter</p>
<p>They sprang to their feet to see what was the matter</p>
<p>Away to the window they flew like a flash</p>
<p>Tore open the shutters and threw up the sash</p>
<p>The brokers on Wall Street screamed about the recent dow drop</p>
<p>Another sign that the housing bubble had popped</p>
<p>When what to their wondering eyes should show</p>
<p>But a hybrid car with 8 tiny CEO&#8217;s</p>
<p>With a a little old driver so dull and smirky</p>
<p>They knew in a moment it must be Ben Bernarke</p>
<p>More rapid than stock drops, the CEO&#8217;s they came</p>
<p>And congress whistled and shouted and called them by name</p>
<p>Now Liddy, now Blankfein, now Wagnor, and Nardelli</p>
<p>On Dimon, on Pandit, on Thain, and Mulally</p>
<p>To the top of Capitol Hill, to the top of the wall</p>
<p>Let&#8217;s Bail out, Bail out, Bail out all</p>
<p>As dry leaves that before the wild hurricane fly</p>
<p>When they meet with an obstacle mount to the sky</p>
<p>So up to the Capitol the CEO&#8217;s flew</p>
<p>Driving hybrid cars with Ben Bernarke too</p>
<p>And then in a twinkling, I heard on television</p>
<p>Jim Cramer just confirmed, December 07 was the start of the recession</p>
<p>Looking at my 401k statment, I turned around</p>
<p>And down the chimney came Ben Bernarke came with a bound</p>
<p>He was dressed in a pin striped suit from his head to his foot</p>
<p>And his clothes were all tarnished with ashes and soot</p>
<p>A bundle of bailout money he had flung on his back</p>
<p>And he looked like a tax collector just opening his pack</p>
<p>His rate drops were frequent, does he have the right stuff?</p>
<p>700 billion dollars was not going to be enough</p>
<p>His droll little mouth was drawn up like a bow</p>
<p>and the recession had him scared white as the snow</p>
<p>The Fed Beige Book he held tight in his hand</p>
<p>The consumer spending report was bad for the land</p>
<p>He had a stone face, and a report from Pelosi held out</p>
<p>That read take tax payer money for the giant bailout</p>
<p>He was tall and thin, a right smirk Fed Chair</p>
<p>And I cried when I saw him and felt great despair</p>
<p>A wink of his eye and a drop of the rate</p>
<p>Soon caused me to ask, &#8220;is it too little too late?&#8221;</p>
<p>And laying a finger aside of his nose</p>
<p>And giving a nod up the chimney he rose</p>
<p>He sprang to his car and to congress gave a whistle</p>
<p>And away they drove like the down of a thistle</p>
<p>But I heard him exclaim, ere he drove away in a Mercury</p>
<p>&#8220;Merry Christmas to all, and by the way we&#8217;re buying $600 billion in mortgage back securities!&#8221;</p>]]></content:encoded>

<p>Some loan officers despise working with agents, but I contend that is because they just have not found the right agents to work with. If you have followed me anytime at all, you know what I always say, &#8220;if you make a friend you will make a sale&#8221; I truly believe in this. I have seen it work in my life numerous times. The question is, &#8220;how do you make a friend?&#8221;</p>

<p>Making friends is really easy if you practice the art of being a giver and the best way to be a giver is to give something valuable to the person recieving it. With the increase in FHA loans, I have noticed Realtors really need education on what does and does not qualify for FHA. As originators we know that the home is crucial to the FHA loan. If the house does not meet FHA guideines, then the deal is dead. With that in mind, I created a simple form called the Realtors Guide to FHA Repairs. This form will help you get in with listing agents, because if they know on the front side if the house is eligible for FHA, then they have more options to market to potential buyers.</p>

We just hired a new loan officer to specialize in <a href="http://tennesseereversemortgageexpert.com" target="_blank">Tennessee reverse mortgage loans</a>. His blog<span id="more-754"></span></p>
<p>will be mainly about FHA reverse mortgage loans in TENNESSEE. We are not using this to get business as much as we are using it to postion him in the market as an expert and validate his credibility. So if you are thinking about blogging, consider a niche. <p>Every year Linus goes out to the pumpkin patch to wait for the Great Pumpkin to appear. For many loan officers, their desk has become their pumpkin patch and the same thing happens<span id="more-744"></span></p>
<p><strong>1. Refocus</strong>. The mental game will kill you or  help you. It is your choice. Have a Realtor pull the activity in your area for  the last 90 days. I bet you will be surprised at how many closings actually  happened. Once you have the information, ask yourself, How many of the deals are  you getting?</p>
<p><strong>2. Get out from the pumpkin patch Charlie  Brown.</strong> Many of you have been sitting the the pumpkin patch waiting on  the Great Lead Pumpkin to bring you qualified deals. You just can not do this  anymore. Get out in the neighborhood and do some trick or treating of your own.  Go and meet the agents that are producing right now. Share some of your insight  with them, they will appreciate it!</p>
<p><strong>3. Change your  costume</strong>. You can be anything you want to be, but be something. Above  all specialize. You can not wear multiple costumes at halloween, so why do you  think you can in your business. You have to become a specialist and drill down  on the market that is working.</p>
<p><strong>4. Have someone go along with  you.</strong> Good parents go trick or treating with their kids. If you feel  lost and unsure, get a <a href="http://www.brokervoice.com/memberads/topic/show?id=2359588%3ATopic%3A5237">coach  to guide you during this market.</a> The truth is it can be scary to go alone.</p>]]></content:encoded>
